Drogheda, County Louth, is set to see one of Ireland’s most ambitious industrial redevelopment projects, as planning permission has been granted for the €1 billion ‘Core’ enterprise campus. Spearheaded by Premier Periclase in partnership with Irish energy-tech firm Gyrogy and Meridiam, a global investor in sustainable infrastructure, the project will convert a former industrial site adjacent to Drogheda Port into a state-of-the-art, net-zero emissions business campus.
The new ‘Core’ project will redevelop the Premier Periclase site, located on the north bank of the River Boyne, into an energy-smart, high-tech hub that pioneers real-time renewable energy management. The site, once a major source of industrial emissions, will now serve as a model for sustainable energy innovation in Ireland.
With an investment of €600 million to €1 billion over the next ten years, the project will support a phased development strategy. Initial work includes demolition, site remediation, and major infrastructure upgrades, followed by the construction of sustainable energy systems, including on-site renewables, flexible generation, and advanced battery storage.
Phase one of the Core campus will focus on installing critical energy infrastructure and developing a 32MW data centre, laying the foundation for a broader energy and technology ecosystem.
This phase is expected to generate around 50 jobs, with hundreds more anticipated in later stages as the site attracts companies from high-tech sectors like biopharma, food and beverage, and sustainable manufacturing.
A key innovation of the Core project is its ability to decarbonise energy consumption for large industrial users while also contributing surplus energy to the national grid during peak periods. By integrating on-site renewable generation, battery storage, and gas engines, the site will help modern businesses meet stringent climate targets while operating efficiently.
The Premier Periclase site has a deep industrial legacy, dating back to 1938 when it was used for cement production. From 1977 onward, it became known for Magnesia and Magnesium Hydroxide manufacturing. The site played a central role in Drogheda’s industrial economy for decades, and the new development promises to restore its importance in a modern, sustainable way.
Located between Dublin and Belfast, Drogheda is ideally placed to become a national and international hub for climate-smart industry. The Core campus could serve as a blueprint for how energy-intensive operations transition to net-zero emissions while supporting economic development.
According to project stakeholders, the transformation of this brownfield site aligns with Ireland’s goals for regional growth, climate resilience, and sustainable foreign direct investment (FDI).
